Winter in Southern Maine can be hard on a home's plumbing system.

A small leak in October can become a much bigger problem in January. An exposed water line that has never caused trouble may freeze during an especially cold night. An aging water heater that seemed fine all summer may suddenly struggle when a household starts using more hot water.

The good news is that many winter plumbing emergencies can be prevented.

Fall is one of the best times for Southern Maine homeowners to inspect their plumbing, repair existing problems, protect vulnerable pipes, and replace equipment that may be nearing the end of its useful life.

1. Protect Your Home Against Frozen and Burst Pipes

Frozen pipes are one of the biggest winter plumbing concerns in Maine.

When water inside a pipe freezes, it expands. The resulting pressure can damage piping and fittings and may eventually cause the pipe to split. In some cases, homeowners do not discover the break until the pipe begins thawing and water starts escaping.

Pipes are especially vulnerable when they are located in colder areas such as basements, crawl spaces, garages, exterior walls and other areas that receive little heat.

Before freezing temperatures arrive, take a close look at plumbing in these areas.

Exposed or poorly protected water lines may benefit from pipe insulation or other freeze-protection measures. Outdoor plumbing should also be prepared before sustained cold weather arrives.

If a particular pipe has frozen before, do not assume it was a one-time problem. A previous freeze can be a sign that the pipe's location, insulation or surrounding conditions need to be addressed.

Signs a Pipe May Be Frozen

One of the most common warning signs is turning on a faucet and getting little or no water.

You might also notice unusually low water pressure or plumbing that stops working during a period of extreme cold.

If you suspect that a pipe is frozen, take it seriously. Avoid using an open flame or torch to thaw plumbing. If the frozen area cannot be safely identified and thawed, call a licensed plumber.

A frozen pipe does not automatically mean the pipe has burst, but finding the problem before it becomes a major leak can make a significant difference.
